  • The car park is surfaced with a medium grade of gravel and has space for 5 cars.
  • Outside lighting is provided by lights on sensors.
  • All light switches are located at 1200mm high and all plug sockets are located at 500mm high throughout Merlin. All heating is provided by thermostatically controlled electric units in rooms.
  • There is direct access from the car park to the front door of Merlin.
  • The key is accessed from a key- safe, which is opened by setting the provided code on the number rollers. The safe is located at 1500mm from the ground by the front door.
  • The entrance to Merlin is over a 200mm step through a doorway 1100mm wide, with the door handle at 1200mm from the ground. This leads into the hallway.
  • Downstairs the Lounge / Diner, Kitchen and Downstairs Toilet are accessed from the hallway.
  • Double doors 1300mm wide lead into the lounge with comfortable seating and dining area for 2.
  • The compact kitchen is accessed by a door 800mm wide with worktops 940mm high. The kitchen is fitted with a 4 ring electric ceramic hob, oven with a drop down door, fridge / freezer and washer / dryer.
  • The downstairs toilet is accessed by a door 800mm wide and has a toilet and wash- hand basin.
  • Access to the bedroom is via a staircase with 13 steps and 2 returns with banisters.

KITE SELF-CATERING COTTAGE (Sleeps up to 11)

  • The front door is accessed along a 15 metre slightly sloping paved path from the car park.
  • The key is accessed from a key- safe, which is opened by setting the provided code on the number rollers. The safe is located at 1600mm from the ground by the front door.
  • The entrance to Kite is over a 200mm step through a doorway 800mm wide, with the door handle at 1400mm from the ground. This leads into the hallway.

  • The entrance to Kestrel is over a 200mm step through a doorway 700mm wide, with the door handle at 1250mm from the ground. This leads into the dining/ living area.
  • The dining room area has seating for 12 at the table which is 770 mm high. Up to 30 can be seated using extra tables and chairs (may be stored elsewhere).
  • The living area has comfortable seating for 8 people. It leads into an en suite twin bedroom and also into the hallway via doors 800 mm wide.
  • A door 800 mm wide with a step of 200 mm leads outside from the hallway onto an enclosed level paved area furnished with a picnic bench and chairs.
  • The downstairs en suite bedroom has twin beds. The en suite bathroom is accessed via an 800mm wide door with a walk- in shower, toilet and wash hand basin. A door 780 mm wide leads outside from this bedroom down a 430mm step onto onto an unenclosed level paved farm drive.
